There is no honest flat rate per acre. Here are the five things that move a land clearing price up or down, and how to get a number you can rely on.
Why per-acre pricing is misleading
Any contractor quoting a firm per-acre number without seeing your parcel is guessing. Two five-acre lots in the same zip code can differ by a wide margin depending on what is standing on them and what is buried in them.
We would rather walk it, tell you what we see, and hand you a written scope. That is free, and it is the only way the number means anything.
The five factors that move the price
Vegetation density and type. Annual grass and light brush clear quickly. Established blackberry, heavy scrub, and volunteer trees take far longer and beat up equipment.
Acreage and shape. Larger open parcels are more efficient per acre than small, chopped-up lots with fence lines, structures, and utilities to protect.
Access. Gate width, driveway condition, overhead lines, and soil moisture all determine what equipment can get in. A parcel that only takes a compact machine will take longer than one that fits a full-size unit.
Debris and dumped material. Tires, appliances, concrete, and old fencing hidden under growth turn a clearing job into a clearing-and-haul job. Disposal fees are real and we quote them openly.
Finish condition. Rough-cleared for grazing is one price. Cleared, raked, and rough-graded for a building pad is another.
What tends to surprise property owners
Owners routinely underestimate how much material comes off a neglected lot. Three seasons of unmanaged growth on an acre produces a volume most people would not guess from the driveway.
The other common surprise is the ground itself. Central Valley parcels often hide hardpan, old fill, buried irrigation, or a decades-old fence line running through the middle of the growth. All of it affects the plan.
