Disconnect utilities first
Power, gas, water, and sewer all need to be addressed before a structure comes down, and utility providers work on their own schedules. Starting these calls early is the single best thing an owner can do to keep a project on track.
Capped and verified is the standard — not simply shut off at the meter. We confirm status before equipment touches a structure.
Confirm permits and local requirements
Demolition permitting varies between jurisdictions in San Joaquin County and the surrounding region, and older structures can trigger additional survey requirements before work is allowed to begin.

Pull salvage and mark what stays
Fixtures, lumber, equipment, and anything with sentimental or resale value should come out ahead of time. Once demolition starts, sorting is not practical.
Walk the property and physically mark what has to survive: fencing, mature trees, septic components, wells, and utility runs. Flagging tape beats a verbal description every time.
Plan access and debris handling
Equipment and haul trucks need a route in and a place to stage. Moving vehicles, trailers, and stored material ahead of the start date prevents lost hours on day one.
Ask how debris is being handled and where it is going. On our projects the disposal path is part of the written scope, not a surprise line item at the end.
Know what the site should look like when it is done
Some owners need a swept, rough-graded pad ready for the next build. Others need the lot simply cleared and safe. Define the finish condition up front and it goes in the scope.
If the property also has years of accumulated junk, brush, or abandoned material around the structure, bundling demolition with property cleanup in one mobilization is usually cheaper than treating them as two projects.
